Winter is almost here and the cold weather is now upon us.....

We hope you are all well and have had a successful summer, it won't be long now until Christmas is here............ (I know we can't believe it either!!!).
On that note, we would like to remind you of the insurance requirements for the non-occupancy clause during those winter months. It is incredibly important that the fortnightly checks are carried out and we advise that your visits are logged in the contractors sign in book at the leisure reception, in order to ensure that the insurance recognise your methods of recording these checks in the event of a claim. Please refer to the insert below;

Our new menus are ready to launch this weekend and we look forward to seeing you enjoy your 10% discount and importantly some yummy Cornish food next time you visit.

We have some great news! Following much discussion since the Owner's Conference in October 2017 we have decided to trial a minimum tariff policy. We are confident that this will be a success for the forthcoming letting year for all property owners that let their property with Atlantic Reach. We would also like to take this opportunity to announce that Atlantic Reach will ensure our owners are credited the difference for any bookings where bookings are confirmed in your property below the minimum tariff value advertised below.
The following minimum tariffs have been agreed:
Contemporary Cottage (4 Bed)
Short Break ( 3 or 4 nights) - £249.00
Week - £399.00
Garden Terrace (2 Bed)
Short Break ( 3 or 4 nights) - £179.00
Week - £299.00
N.B These minimum tariffs will not apply to the Carworgie Terrace (2 Bed) properties because the standard properties will not realistically achieve the minimum tariff highlighted above in our off-peak season. There are many factors considered and we will advertise these properties with a slightly lower tariff in comparison to the refurbished Garden Terrace property tariff highlighted above.

A WiFi trial is planned for May 2018, and as part of this we would welcome your feedback on the proposal below:
Site WiFi
A feasibility study has been carried out with regards to the installation of a site wide WiFi network, the outcome of which has concluded that this is possible within a reasonable budget. The aim would be to provide the opportunity for WiFi connectivity in every property through an array of Wireless Access Points. We have concluded that there would need to be a one off installation cost payable up front and a monthly fee for the service, charged monthly on a 12 month contract. The installation costs are estimated at £230 for a 4 bedroom property and £160 for a 2 bedroom property. The monthly fee for the connection has been estimated at between £5 and £10.
In order for this to progress we will need to know how many property owners would like this. Please email Suzanne to express your interest and state whether you would like to be included.
Christmas & New Year Summary
Firstly, we’d like to wish you all a Happy New Year. We hope you have all enjoyed a rest over the last few weeks and you are all ready for 2018. It has been a fantastic Christmas and New Year celebration here and we are currently planning the forthcoming season.
Secondly, there's quite a lot to read below, however it does include some great developments so do read on...
Christmas & New Year this year has certainly been a very busy time! We have seen an increase in occupancy, with a considerable increase in Atlantic Reach holiday bookings compared to non-let bookings on last year. Kids Club has been very busy and the entertainment has been a huge success, with a lot of fun had and a very jam packed facility; we couldn’t have wished for better. Both The Cafe and The Manor Arms were busy with a great food service and double entertainment programmes, there was something for all ages!
The packed facility doesn’t come as a surprise to us as mentioned during the Owner’s Conference in October 2017, the size of the entertainment facility is no longer sufficient for the number of guests wishing to take part in the entertainment programmes as the programmes have grown and improved and therefore, the volume of people this New Year simply confirms that our decision to rebuild the entertainment room adjacent to the Manor House is the right one. We are looking forward to getting started on this project very soon. Please see below for the artist impression of the new facility.
It has to be said that we have witnessed some incredibly stormy weather of late and it hasn’t come without challenges for our management team and staff. The added pressures of high winds across the region has made for a rather challenging operation but with regular site checks, a focus on safety and an increase in CCTV we have all been able to keep an eye on the situation and react where necessary.
We are pleased to say that the gales and stormy weather certainly didn’t dampen guest spirit’s; Atlantic Reach guest feedback has been fantastic and we anticipate a lot of return custom following the success of this recent holiday.
The Traffic Light System for property availability is finally here! Thanks for your patience with this. We are sure this will be of great use to those who let their property with Atlantic Reach. This will show the availability on site so that you can make an informed choice on when you wish to stay or put your own bookings through. Please check out the new tab at the top, named 'availability'.
More good news….following your feedback, we are delighted to announce that we will now be allowing ‘Via Owner’ bookings to opt for no clean on arrival and bring their own linen, with any last minute bookings. This will mean that you will be able to select whether you wish for your property to be cleaned for the arrival of your family, following a guest departure (Direct booking through Atlantic Reach). We would like to limit this to bookings where family are staying in your property only, this will only be achievable when last minute booking requests are made. The main reason for this restriction is that we will be unable to leave your property dirty following a guest departure. We will need to receive instruction prior to the guest departure accompanied with a confirmed Via Owner booking form for your family. This process will be a trial for both you and us and we will review this trial at the end of 2018, when we hope to make it a permanent change. We may both, of course experience some challenges during this trial - but with open communication we are confident this could be a real success! Please ensure you state clearly on the ‘Via Owner’ booking form within the special requirements if you wish to select this option for your guests - simply write ‘no clean’. This will mean less charges for our letting owners and this will allow your family to stay in your property without incurring the standard cleaning/linen charges. If you have any questions regarding this , please get in touch.
Apologies that we weren’t able to get a reminder for the TV License and Letting Agreement deadline out to you last week. For this reason we have extended the deadline to be the close of business tomorrow (Tuesday 9th of January 2018).

With the cold weather upon us for the next few days can we remind our owners that do not let with Atlantic Reach that under the terms of our site insurance your houses should be checked every 2 weeks if they have not been occupied. Aviva will not pay out on any claims e.g. burst water pipes if this has not been adhered to.
Either yourselves or your representatives then need to come to the Leisure Desk and sign in the Contractors Log with the date and house number to say that the house has been checked. Obviously if you or any guests have been staying in your property we will have the booking form as proof of inspection.
If you are not able to visit yourself and do not have any representatives locally we do offer a checking service for you. The charge for our maintenance team to check your property every 2 weeks is £175 plus VAT for the year. Please let Suzanne know if this is something that would be useful for you.
All owners that let with Atlantic Reach are covered for the insurance terms as our teams inspect your properties for you, even when they are empty.

We hope you are all starting to feel a bit festive now the Christmas count down is upon us. Our Christmas trees have been delivered and project 'decoration' will be in full swing tomorrow!
The full Entertainment Schedule for the Christmas and New Year break is packed with activities for families and we are sure it will be as popular as ever!!
The main event on NYE is a ticketed night full of fun & sparkle. Click here for the line up inc pricing and here for the menu. The menu is available in both venue's. The entertainment scheduled for the Leisure Complex is aimed at families with younger aged children (we like to call this the PG Party) with an early count down, however, this area will still remain open until late. The Manor Arms will be in full swing until much later.
